From 2020 to 2023, Mesquite’s population surged by 10.5%, outpacing notable cities like North Las Vegas and Fernley. According to the U.S. Census Bureau, the city’s population jumped from 20,616 in 2020 to 22,786 in 2023.

Why is Mesquite growing so fast? A combination of factors, including its strategic location and availability of more land, tax benefits, quality of life, and a significant influx of snowbirds, has set the stage for its rapid development.

Approximately 45% of Mesquite’s population is 65 or older. These retirees, often referred to as snowbirds, flock to Mesquite to escape harsh winters elsewhere. They find sanctuary in Mesquite’s mild winters, recreational opportunities, and tight-knit community. Many snowbirds own second homes in the city, contributing to the substantial number of vacant houses that are not for sale.  They come for the gaming and the golf and the slow pace of the city.  St. George, Utah is also about 30 minutes away for more exploring and beautiful national parks

Mesquite Real Estate Market

The Mesquite real estate market is nothing short of dynamic. In 2023, the city had 2,016 vacant houses, but only 16% were for sale due to snowbirds. Currently, the market offers around 102 homes, 34 condos, and 27 townhomes, with prices ranging from $275,000 to $1.6 million. This limited availability, coupled with high demand for people who want to live there 6 months out of the year for tax reasons and quality of life since the winter season is generally mild compared to other places.  Mesquite is a hotbed for future potential, time is of the essence for the best deals, so let’s go.

I have driven through Mesquite my whole life since my Grandma lives in St. George and it’s also been a small town with about 3200 people and now there are over 22,000 people. I have personally seen it grow over the years.

In May 2024 alone, Mesquite saw 34 single-family home permits pulled, compared to 29 in the previous year. This uptick underscores the growing demand for residential properties.
